Exercise requires energy, and putting on the sweats you wore for 3 days straight when you broke up with your last boyfriend or girlfriend is an energy-zapper.

In the end, workout clothing serve both psychological and a practical purpose. On a functional level, you need specific workout clothing simply because street apparels are either too tight, or they will rip, or they are created from non-breathable fibers.
